Where the facts come from

Listings link to their published source, which can be a county, sheriff, court, municipality, auctioneer or a secondary public-notice service. Each property shows its source and last-checked date. Consult that source for the current notice and sale terms.

Updates and coverage

The directory is scheduled to refresh three times a day. This is not a real-time feed or a complete list of every auction. Sources can change, cancel or postpone sales between checks. Missing listings or an empty state do not mean there are no auctions there.

Times and missing facts

Sale clocks are shown as stated by the source. Where the source does not state a time zone, that uncertainty is retained. Missing facts are not guarantees; an unknown property type means the type has not been established in the directory.

Maps and Street View

Street View is available only for some properties and can be old or show a nearby location rather than the auction property. Some mapped address points come from the U.S. Census Geocoder and are interpolated along a street range, not rooftop or boundary measurements. Imagery can take time to load. It does not prove the property's current condition or exact boundaries.

Saved properties and alerts

Saved items and change notices are browser-based features, not a promise of email or text delivery. Keep your own due-diligence records.

Before bidding
